Each year we have a planned maintenance programme where we carry out major work to properties. This work is more extensive than day to day repairs and is generally programmed to take place at a number of properties in a scheme or area. This work may include:
- Window replacements
- Boiler replacements and heating upgrades
- Sanitary ware (bathroom) replacement
- Work to meet the Decent Homes standard (which could include all of the above)
Planning the work
We hold information on all our properties including the condition and age of the elements within them. This allows us to develop a programme of priority for forthcoming years.
Getting involved
There are a number of ways in which we will involve you if your property is part of a planned maintenance programme. This may include:
- Consulting with you prior to work starting
- Providing you with ‘tenants choice’ – that is options about the colour, finish or materials used
- Consulting with you during work
- Obtaining your views on how we delivered the work
- Gaining your views on how can improve the service
What you can do
- Let us know at the earliest opportunity if you are likely to have any difficulty to allow us to carry out the planned work
- Give access to the surveyor and the contractor at reasonable times before, and during the work
- Take reasonable steps to ensure the health and safety of all occupants during the work
- Clear any room of your personal belongings prior to work starting - our contractor will move any large items of furniture including white goods, for you
- Secure any valuables and confidential items before, and during the work.
- Allow access following completion so that we can carry out repairs to any defects that have arisen following the completion of the work
What you can expect from contractors
The contractor should:
- Follow the contractors’ code of conduct
- Arrange suitable access with you to carry out the works
- Carry identity cards
- Take care in protecting your possessions, furnishings and floor coverings
- Advise you how any newly installed appliances work, such as boilers
- Leave relevant user instructions with you once the work is complete
- Not smoke within your property
